Continued Upset/Judicial Sale

Properties that were scheduled for Upset or Judicial Sale in August or September, but were not exposed for a variety of reasons and were continued are exposed at the "Continued Upset and Judicial Sale". This sale is  typically held in December of each year.. Both  Continued Sales are held one after the other on the same day. All conditions and restrictions appropriate to either type of sale apply. Continued Upset Sale properties are advertised for sale in at least two newspapers of general circulation within Montgomery County and the Montgomery County Law Reporter thirty days prior to the sale. Please note that property listings shown here may vary up until the day of the sale. All Sale properties are sold WITHOUT GUARANTEE OR WARRANTY WHATSOEVER.  Accepted forms of sale payment from bidders are cashier's check or money order. Bid payments must be paid in full by close of business Wednesday December 16th.

ALL TAX SALES ARE CONDUCTED IN ACCORDANCE WITH THE REAL ESTATE TAX SALE LAW AND DIRECTED BY THE MONTGOMERY COUNTY TAX CLAIM BUREAU.

Because of the ongoing Corona Virus Pandemic, the 2020 Continued Sales will be held virtually as an on-line auction through GovDeals.com.  Bidding will begin on Thursday December 10, 2020 at 10:00 am.  Bidding will close on a staggered schedule. Judicial Sale properties will close first, followed by Upset Sale properties.  For the exact time of bid closings please check each property on the GovDeals.com website.  Please note that properties with active bidding may remain open longer.

Potential bidders must register and be approved by the Tax Claim Bureau NO LATER THAN MONDAY December 7, 2020  AT 4:15 PM.   Please note, because this is an online sale, the bidder registration process has changed.

Bidders who registered for the Upset Sale:  
As a courtesy individuals who were registered for the September 29, 2020 will be automatically registered for our 2020 Continued Upset and Judicial Sale, and can participate without additional paperwork or fees.

New Bidders: 
1. Download and fill out the bidder Certification forms Bidder Certification Forms
2. If you are not already registered with GovDeals.com, go to www.govdeals.com and click on the registration icon in the upper right corner of the page.  Follow the instructions to register.  Once you have registered, you will receive a Buyer ID
3. Complete the certification, including your Buyer ID and have them notarized
4. Return the notarized forms, a copy of your driver’s license, and a check for the bidder registration fee in the amount of $100.00 made payable to the Montgomery County Tax Claim Bureau.
5. You will be informed by email of your approval as a bidder.
